The requirement

Damp and mould is one of the most common housing complaints, and it is now a legal duty. Awaab’s Law, introduced through the Social Housing (Regulation) Act 2023, sets fixed deadlines for social landlords in England to investigate and fix damp and mould hazards, with emergency hazards dealt with within 24 hours. Other parts of the UK and the Channel Islands are moving the same way.

Our approach

A few small sensors per home measure temperature and humidity in each room. The data shows:

  • where condensation risk is building up (sustained humidity above about 70%), before mould appears;
  • the difference between condensation from how a home is used and damp caused by the building itself, so the right fix is made;
  • which homes need attention first, across the whole estate;
  • a dated evidence trail of conditions, investigations and repairs.

Sensors run for years on a battery and need no wiring or Wi-Fi in the home, so residents are not disturbed and nothing depends on their broadband.
